FOUNDATION & STRUCTURE: 

• RCC framed structure as designed by the structural consultant based on soil test report of the site considering IS code 456 for the construction of multi-storeyed apartments. 

FLOORING: 

• 60 cm x 60 cm vitrified tile flooring for entire apartment except toilets. Anti-skid ceramic tiles for toilet floors and glazed tile dado up to 7 ft. height for toilet walls. 

DOORS & WINDOWS: 

• Hardwood frame with moulded shutters for doors. Powder-coated aluminium windows with MS grill. Access to balcony shall be using powder-coated aluminium with glass sliding/ openable shutters. Standard quality locks and fittings.

KITCHEN & W/A:

• Granite working top with premium quality stainless steel single bowl sink with drainboard in kitchen and stainless steel single bowl sink without drainboard in work arca. Glazed tiles dado up to 2 ft. height above countertop. Provision for refrigerator, washing machine, water filter and exhaust fan. 

SANITARY & PLUMBING: 

• Concealed plumbing line with standard quality pipes and fittings. 
• EWC and washbasin of premium quality in toilets inside apartments. 
• Provision for hot water with diverters shall be provided for overhead shower in bathrooms. 
• Towel rods, soap dish and health faucets shall be provided. 
• Provision for geyser and exhaust fan shall be provided in bathrooms. 
• All sanitary fittings will be Jaguar or equivalent. 

ELECTRICAL: 

• Concealed three phase wiring with superior quality PVC insulated copper cables. 
• Modular switches, adequate light points, fan points controlled by ELCB and MCB with independent KSEB meter. 
• Switches shall be Legrand or equivalent make. 
• Generator backup for elevators, common areas and for individual apartments backup shall be provided for all points excluding AC and power points subject to a maximum of 1000 watt. 
• Provision for AC points in all bedrooms and TV and telephone points in living room and master bedroom. 

PAINTING: 

• Putty finish with emulsion paint for internal walls and weather shield exterior grade emulsion paint for exterior walls. 

BALCONY HANDRAILS: 

• All balcony handrails and top rails are with GUMS grills. 

ELEVATORS: 

• Two lifts. One passenger lift and one bed lift of Johnson or equivalent. 

WATER SUPPLY: 

• Through sump and overhead tanks. 

FIRE SAFETY: 

• Fire protection system as per government norms. 

SECURITY SYSTEM: 

• Intercom from security cabin to all apartments, among apartments and lifts. 
• Surveillance camera in building premises, lobby and in all floors.
